Instant online SCHUFA report: Everything tenants and landlords need to know about it.

The SCHUFA credit report is an important document when searching for an apartment. It gives the landlord an overview of the tenant's financial situation and helps them to verify their solvency. But what exactly is the SCHUFA self-disclosure, what specific added value does it offer tenants and landlords, and how can you obtain a SCHUFA self-disclosure online?

You will learn this and more in this guide.

What is a SCHUFA self-disclosure?

A SCHUFA self-disclosure gives individuals insight into the data stored about them. It contains an overview of payment behavior, including outstanding claims and credit agreements. In addition, the self-disclosure includes the basic score, which is intended to reflect creditworthiness.

With self-disclosure, you can better assess your financial situation. However, it also serves to make your own credit rating transparent to business partners and landlords.

SCHUFA-Holding AG: Who are they?

With almost one billion individual pieces of data on around 67 million people, SCHUFA-Holding AG (formerly SCHUFA e. V. Schutzgemeinschaft für allgemeine Kreditsicherung) is one of Germany's most important credit reference agencies. SCHUFA's mandate is to provide its contract partners with information on the solvency of individuals and companies. These partners include banks, insurance companies, and other service providers that hold a stake in SCHUFA.

However, private individuals and companies can also view their SCHUFA score themselves and use it as proof of creditworthiness - for example, when they want to rent an apartment.

When do you need a SCHUFA credit report?

Anyone looking for an apartment can hardly avoid the SCHUFA credit report. It shows the landlord that the tenant is solvent and that no nasty surprises are to be expected. But a SCHUFA credit check is not only important for a new apartment. It is often requested:

  • When opening a new checking account

  • When signing a mobile phone contract

  • When applying for a loan, a credit card, or a lease

  • Before starting a new job that involves a lot of responsibility

  • When buying on account or paying in installments

The advantages are obvious: tenants who present a clean SCHUFA report score points with landlords and real estate agents. This significantly increases the chances of getting the dream apartment. In combination with other documents, the proof of creditworthiness proves that you are a reliable tenant.

For landlords, the SCHUFA credit report brings additional security.

SCHUFA credit check or self-disclosure?

When you apply for a SCHUFA report, you can choose between two options:

  1. SCHUFA Credit Report (SCHUFA-BonitätsAuskunft)

  2. SCHUFA Credit Check (SCHUFA-BonitätsCheck)

When looking for an apartment, the SCHUFA Credit Check is recommended, as it was specially developed for rental matters.

In terms of content, the two SCHUFA variants do not differ, and the price is also the same. However, they are applied for and delivered differently. The SCHUFA information or data copy gives an overview of the stored data (according to Art. 15 GDPR), for example regarding your credit agreements. This allows all data to be checked and - if incorrect - deleted. However, the copy of the SCHUFA data does not contain any security features. The document is therefore not intended to be passed on to third parties.

Download the SCHUFA credit check in 3 minutes

No tenant is legally obliged to provide a landlord with their SCHUFA report. The only exception: the landlord is a real estate company that is a member of SCHUFA.

What can be read immediately from the SCHUFA report?

The SCHUFA Credit Report and the SCHUFA Credit Check include:

  • Personal details (name, address, date of birth)

  • a summary of the credit assessment

  • the SCHUFA seal with the date of creation

  • the 60-day valid verification code for verification by the landlord or agent

  • Security features: reference number, hologram, moiré signet

This is not in the credit report:

  • the SCHUFA entries themselves or the company with which they are associated

  • the score value

This is in the SCHUFA self-disclosure or data copy (for personal use):

  • the payment history in detail

  • the SCHUFA score

  • who requested personal SCHUFA data in the past and for what purpose

Where can you apply for a SCHUFA report?

Ordering the Credit Check as a SCHUFA report online takes just a few minutes via property portals, the Postbank or even EverReal. The advantage: After successful identification and activation, you can download the PDF document immediately and add it directly to your application documents. You can use the online report multiple times, print it out, send it by email, or show it directly on your smartphone during the viewing appointment. The landlord can verify the authenticity of the proof of creditworthiness immediately thanks to the verification code. There are therefore several advantages to applying for the SCHUFA self-disclosure online.

You can order the SCHUFA credit report directly via the meineschufa page. It cannot be downloaded but is delivered by mail. Alternatively, you can pick it up at a Postbank or Volksbank branch with a valid ID card.

Is the SCHUFA report free of charge, or how much does the online SCHUFA report cost?

  • The SCHUFA Credit Report and also the Credit Check cost a one-time fee of €29.95.

  • The SCHUFA self-disclosure or data copy, on the other hand, is free. You can find the data for the free SCHUFA on the website of SCHUFA Holding AG for retrieval, download, or postal delivery.

When do you get a SCHUFA entry?

Almost everyone who participates in economic life gets a SCHUFA entry. Whether opening an account, taking out a loan, or signing a mobile phone contract – almost every contract conclusion ends up as an entry with SCHUFA. But don't worry, that doesn't mean something bad right away. Positive entries show that everything is in order and that you pay your bills on time.

In these cases, there is a SCHUFA entry:

  • Conclusion of contract: For example, for checking accounts, loans, or leasing contracts.

  • Borrowing: From personal loans to mortgages.

  • Telecommunications contracts: Mobile phones, internet, etc.

  • Installment purchases: Contracts on an installment basis.

Negative entries occur with:

  • Unpaid bills: When reminders are ignored.

  • Contract terminations by providers: Due to non-payment of bills.

  • Submission of asset disclosure: Also known as "Affidavit" (Eidesstattliche Versicherung).

  • Personal insolvency: Upon the opening of insolvency proceedings over a person's assets.

  • Abuse of accounts or credit cards: Fraudulent use.

Negative details remain in the file for up to three years, even if the debts have been settled. Positive details, on the other hand, ensure a good credit rating.

Positive vs. negative entries

SCHUFA Holding AG diligently collects data on German consumers: from checking accounts and credit agreements to leasing and telecommunications contracts. This positive information is harmless and does not affect the credit rating. However, negative information does: If you can no longer make your payments and the SCHUFA partner reports this, you will get a negative entry.

Specifically, this means that your credit rating drops. This becomes visible during a SCHUFA credit check, and future contracts will become more difficult.

Deleting a SCHUFA entry: Is it possible?

A SCHUFA entry can be deleted, but not always. Erroneous or inadmissible information from the credit reference agency disappears from the debtor registers within one to three weeks after a review. But beware: In the case of justified negative information, the entry remains in the account for up to three years after settlement. However, consumers can take action if an entry violates the Federal Data Protection Act, for example, if an already paid amount is still listed. In such cases, SCHUFA contacts the contractual partner. If they cannot justify the entry, the incorrect information is deleted.

What information can I get about my SCHUFA data and how is it used?

The SCHUFA data contains credit information such as payment history and existing loans, which are used by banks and mobile phone providers to check your creditworthiness. When applying for a new loan or mobile phone contract, the credit reference agency checks your data for authenticity and potential information in debtor registers.

Every data query is carried out step-by-step, taking your privacy into account and only with your consent. This keeps your personal information protected while you use the service to manage any contracts or accounts.

Conclusion: Obtain SCHUFA self-disclosure online

The SCHUFA report is a must for tenants and landlords. It gives landlords insight into the tenant's financial situation and shows whether they pay reliably.

You can easily get a report online via property portals, the bank, or directly here on EverReal. After identification, the PDF can be downloaded immediately and added to the application documents. This is how tenants score points with landlords and increase their chances of securing their dream apartment.

By the way: The online report can be used multiple times, printed, or sent by email.
